A homeowner in Pasadena noticed subtle cracking and a slight depression around the decorative exterior stucco base supporting their front porch roof column. While the column appeared straight from the sidewalk, careful exploratory opening revealed that trapped moisture had completely devoured the core load-bearing timber post into compost. The post had separated from its footing and was hanging in mid-air—leaving the entire overhead roof framing teetering on the verge of sudden catastrophic collapse.

Erected engineered temporary shoring towers adjacent to the column to safely intercept and hold all overhead roof live and dead loads. Completely excavated rotted wood fibers and sanitized the cavity against fungal decay. Installed a solid treated structural timber post anchored to overhead beams with heavy-duty steel T-strap connectors, cast a reinforced concrete cap to permanently isolate the wood from moisture, applied matching exterior stucco, and restored custom Craftsman trim and exterior paint.

A brick veneer home showed visible settlement on the east side — doors sticking, diagonal cracks at window corners, and a noticeably sloping living room floor. Excavation revealed the original footings had settled into expansive clay.

Installed helical piers alongside the foundation wall, driving each pier to torque-verified bearing depth. Steel brackets were attached directly to the footing, transferring the structural load to stable soil. The foundation was carefully lifted back toward level.

A single-story stucco home in Orange County had differential settlement of 2+ inches at the rear corner. The narrow side yard made access challenging — only a compact Kubota mini-excavator could fit between the house and fence.

Used a compact hydraulic Kubota attachment to drive helical piers adjacent to the exterior wall. The tight clearance required precise positioning and careful utility avoidance. Electrical panel on the wall was safely isolated during installation.

A hillside property showed significant foundation movement — sloping floors, wide diagonal cracks, and a leaning chimney. Soil investigation revealed a mix of decomposed granite and dense rocky material that ruled out helical piers.

Push piers were specified for this rocky soil profile. The bracket was attached to the existing footing, and steel pier sections were hydraulically driven using the structure's own weight as reaction force until reaching refusal on bedrock. The footing was then lifted and load transferred.

A 1958 wood-frame home with a raised crawl space foundation had never been seismically retrofitted. The mudsill was sitting unbolted on the concrete stem wall — a common and dangerous condition in older LA County homes.

Installed Universal Foundation Plates per FEMA EBB specifications throughout the crawl space. Each plate anchors the mudsill to the stem wall with code-compliant hardware. OSB structural plywood was installed on the cripple walls to provide lateral bracing against seismic shaking.

Homeowner reported springy, bouncy floors in the living room and kitchen. Crawl space inspection revealed that several original concrete pads supporting the wood posts had settled and cracked. One post had completely lost contact with its pad. The before photo shows the uneven ground with inadequate original supports.

SB-721 compliance inspection of a 16-unit apartment complex. During inspection of a ground-floor balcony soffit, a section of the stucco cladding was found actively delaminating — exposing the wire mesh substrate and revealing complete deterioration of the substrate below. The structural framing behind this area showed significant water damage.

Immediate safety restriction placed on the balcony. Emergency structural repair initiated — damaged stucco and substrate removed, rotted framing replaced, new lath and stucco applied, waterproofing membrane installed. Full SB-721 compliance report delivered to building owner for city records.

Homeowner noticed a soft spot in the bathroom ceiling and called for inspection. Access panel cut in ceiling revealed the condition shown — severely blackened, water-saturated, and structurally compromised deck framing above the bathroom. Multiple joists showed full-depth rot across their entire span.

A stucco home with a concrete patio was experiencing chronic water pooling adjacent to the building after rain. Water was collecting against the foundation wall, creating hydrostatic pressure and contributing to moisture problems in the crawl space below.

Automatic drainage system installed — core-drilled the existing concrete slab to install a round sump basin at the low point. Connected to perforated drain pipe running to a remote discharge point. The system activates automatically via float switch when water level rises, pumping water away from the foundation.

A property with a blue-grey wood-clad structure was experiencing chronic water intrusion at the foundation perimeter. Surface water and roof runoff were flowing toward the building rather than away. The existing grading directed water directly against the foundation.

Installed a linear channel drain system along the building perimeter — a continuous slot drain connected to perforated collection pipe bedded in clean gravel. Homeowner wanted a new attached deck in an area with known expansive sandy soil. Previous deck at this property had settled unevenly and required replacement every few years. The owner wanted a permanent solution that would stay level.

Helical piers installed as the primary foundation for the new deck structure. Each pier driven to torque-verified bearing depth in the sandy soil. Above-grade adjustable brackets attached to the deck beams, allowing for minor future adjustments if needed. The pier heads are visible just above the sandy soil surface before the deck framing was completed.

A homeowner reported persistent musty odors throughout the house, elevated indoor humidity, and allergy symptoms that worsened over time. Crawl space inspection revealed an unencapsulated space with no effective vapor barrier — ground moisture was freely evaporating into the structure above.

Full crawl space encapsulation performed. The work area was fully contained with heavy-duty plastic sheeting to protect the living space during remediation. Old deteriorated vapor barrier material removed, all penetrations sealed, and a new 20-mil reinforced barrier installed across the entire floor and walls. The dome-shaped framing area required custom-fit barrier work to ensure complete coverage with no gaps.
