What is the difference between SB-326 and SB-721?
SB-326 applies to condominiums and HOAs under Civil Code §5551 and requires a 95% statistical confidence sample inspected by a licensed structural/civil engineer or architect every 9 years. SB-721 applies to apartment buildings under Health & Safety Code §17973 and requires a 15% sample inspected every 6 years.
Does PiersPro provide structural engineering services directly?
We do not provide structural engineering services directly. Evaluations of structural capacity, load analysis, and stamped design documents are prepared by an independent licensed professional engineer. When you work with PiersPro, we coordinate and provide a licensed engineer for your project, so the HOA board never needs to search for outside professionals.
How is SB-326 integrated with HOA reserve studies?
The final SB-326 inspection report must be delivered to the board and incorporated into the association’s reserve study to budget for future repairs, preventing unexpected special assessments.
