Restoring load-bearing beams, guardrails, stucco soffits, waterproofing & plywood substrates

What Is Balcony Repair?

A compromised balcony represents an imminent life-safety risk. PiersPro specializes in repairing the five critical structural elements of exterior elevated balconies: (1) load-bearing framing and cantilever console beams, (2) safety guardrails and connection hardware, (3) stucco soffits and cavity ventilation, (4) multi-layer elastomeric and cementitious waterproofing systems, and (5) plywood decking substrates. Operating under CSLB License #1110475, we install engineered shoring towers, remove dry rot, sister joists with pressure-treated lumber, and pull all required municipal building permits.

What's Included

Load-bearing cantilever joist replacement & structural sistering
Code-compliant guardrail rebuilds (42" height & 200 lb load rating)
Stucco soffit removal, mold treatment & ventilation vents
Plywood subfloor replacement with 3/4" exterior-grade CDX decking
Multi-layer Class A fire-rated waterproofing systems (Enduro-Kote, Westcoat)

Our Process

01

Shoring & Damage Assessment

We erect engineered temporary shoring towers and open the stucco soffit to inspect internal framing.

02

Wood Rot Extraction

All decayed timber is cut back to sound structural wood, and the cavity is treated with fungicides.

03

Structural Framing & Railings

We sister or replace outrigger beams, anchor guardrails with through-bolts, and install new CDX decking.

04

Waterproofing & Stucco

We apply a multi-layer Class A waterproofing system, install proper flashing, and restore exterior stucco.

Frequently Asked Questions

What are the most common balcony elements that need repair?

The five most common components are: rotted load-bearing cantilever beams, loose or non-compliant guardrails, moisture-trapping stucco soffits, failed waterproofing membranes, and delaminated plywood decking.

Can you repair a rotted balcony without replacing the entire structure?

Yes. If caught early before rot enters the interior floor cavity, we can shore the balcony, cut out decayed joists, sister new pressure-treated timber, and re-waterproof without a total building tear-off.

Do you manage building permits for balcony repairs?

Yes. As a licensed California General Building Contractor (CSLB #1110475), PiersPro prepares drawings, coordinates with city building departments (LADBS, OC, etc.), pulls all mandatory permits, and passes final city inspections.
